1. Agreement to Terms
By accessing and using the platform (the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to abide by the above, please do not use this service.
The Service is operated under several market editions — SellingDubai, SellingAbuDhabi, SellingIndia, SellingSaudi and SellingEgypt (each an "Edition"). Every Edition is the same product, operated by the same legal entity named in the Contact section below, and these Terms apply to all of them. References to "SellingDubai" in these Terms mean the Service as a whole unless an Edition is named specifically.
Where an obligation depends on the property market you operate in — which licence you hold, which authority regulates you — the requirement for your market is set out in section 4. Nothing in these Terms asks you to warrant a registration that does not exist in your market.
2. Use License
Permission is granted to temporarily download one copy of the materials (information or software) on the SellingDubai Service for personal, non-commercial transitory viewing only. This is the grant of a license, not a transfer of title, and under this license you may not:
- Modifying or copying the materials
- Using the materials for any commercial purpose or for any public display
- Attempting to decompile or reverse engineer any software contained on the Service
- Removing any copyright or other proprietary notations from the materials
- Transferring the materials to another person or "mirroring" the materials on any other server
- Violating any applicable laws or regulations
- Accessing or searching the Service by any means other than the Service's publicly supported interfaces
- Harassing or causing distress or inconvenience to any person
3. Platform Nature & Regulatory Compliance
The Service is a profile and marketing platform for real estate agents in the markets listed in section 1. The platform does NOT act as a real estate brokerage, does NOT facilitate property transactions, does NOT hold or process funds, and does NOT act as an intermediary between buyers, sellers, tenants, or landlords.
All property transactions must be conducted directly between the buyer/tenant and the agent or their registered brokerage, in compliance with the laws and the regulating authority of the market in which the agent operates — for Dubai, the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA); for other markets, the authority identified in section 4.
SellingDubai does not verify, endorse, or guarantee the accuracy of property listings, prices, availability, or any information displayed by agents on the platform. All property information is the sole responsibility of the listing agent.
4. Agent Obligations
By creating a profile on any Edition, agents represent and warrant that:
- They hold every registration, licence and permit required to market and broker property in their own market, and each remains current
- Any registration or licence number displayed on their profile is accurate, current, and genuinely theirs
- All property information (prices, specifications, availability, images) is accurate, current, and compliant with the property-advertising rules of their market
- They hold the rights to every image, video and description they upload, or permission from the rights holder
- They are authorised by the property owner to market each property they list
- "Just Sold" or "Sold" status is only applied after formal ownership transfer has been completed
- They comply with all laws and regulations applicable to them, including those of the authority named for their market below
4.1 Market-specific requirements
The following sets out, for each Edition, the registration an agent warrants they hold and what the Service checks. Where a market operates no public register, we say so rather than implying one:

Agents indemnify the Company against any fines, penalties, claims, or liabilities arising from their non-compliance with the regulations applicable to them, inaccurate listing information, or misrepresentation of their registration or licence status.
SellingDubai reserves the right to suspend or remove any agent profile within 48 hours if a compliance violation is reported or identified.
5. Disclaimer
The materials on the SellingDubai Service are provided on an 'as is' basis. SellingDubai makes no warranties, expressed or implied, and hereby disclaims and negates all other warranties including, without limitation, implied warranties or conditions of merchantability, fitness for a particular purpose, or non-infringement of intellectual property or other violation of rights.
The Service is not affiliated with, endorsed by, or officially partnered with any property regulator or land authority, including the Dubai Land Department (DLD), the Real Estate Regulatory Agency (RERA), the Abu Dhabi Real Estate Centre (ADREC), any state RERA authority in India, or the Real Estate General Authority (REGA) in Saudi Arabia. Use of a market's name or register in these Terms describes what we check; it does not imply any endorsement or relationship.
Agent verification is performed by cross-referencing the public register of the agent's own market, as set out in section 4.1. Users should independently verify agent credentials with the relevant authority — in Dubai, via the official DLD verification portal or the Dubai REST application; in other markets, via that market's own register.
For Egypt, no mandatory public broker register exists to verify against. Egyptian profiles are checked manually against identity and licence documents supplied by the agent, and carry no register-backed verification claim.
6. Limitations
In no event shall SellingDubai or its suppliers be liable for any damages (including, without limitation, damages for loss of data or profit, or due to business interruption) arising out of the use or inability to use the materials on the SellingDubai Service, even if SellingDubai or an authorized representative has been notified orally or in writing of the possibility of such damage.
7. Accuracy of Materials
The materials appearing on the SellingDubai Service could include technical, typographical, or photographic errors. SellingDubai does not warrant that any of the materials on its Service are accurate, complete, or current. SellingDubai may make changes to the materials contained on its Service at any time without notice.
8. Materials on Other Sites
SellingDubai has not reviewed all of the sites linked to its Service and is not responsible for the contents of any such linked site. The inclusion of any link does not imply endorsement by SellingDubai of the site. Use of any such linked website is at the user's own risk.
9. Modifications
SellingDubai may revise these Terms of Service for its Service at any time without notice. By using this Service, you are agreeing to be bound by the then current version of these Terms of Service. We will provide notice of material changes via email or through the Service.
10. Governing Law
These Terms are governed by and construed in accordance with the laws of the Dubai International Financial Centre (DIFC), United Arab Emirates. You irrevocably submit to the exclusive jurisdiction of the DIFC Courts.
11. Account Responsibility
When you create an account on SellingDubai, you are responsible for maintaining the confidentiality of your account information and password and for restricting access to your computer. You agree to accept responsibility for all activities that occur under your account or password. You must notify us immediately of any unauthorized uses of your account.
12. User-Generated Content
By submitting property listings, agent profiles, lead information, or any other content to SellingDubai, you grant the platform a worldwide, non-exclusive, royalty-free license to use, reproduce, modify, and distribute such content in connection with operating and improving the Service. You represent and warrant that you own or have the necessary rights to the content you submit.
13. Prohibited Activities
You agree not to use the Service for any unlawful purposes or in any way that could damage, disable, or impair the Service. Specifically, you agree not to:
- Engage in any activity that violates local, UAE, or international laws
- Violate the intellectual property rights of others
- Transmit viruses, malware, or any code of a destructive nature
- Collect or track personal information of others without consent
- Spam, phish, or conduct other fraudulent activities
- Impersonate another person or entity
- Attempt unauthorized access to the Service or related systems
14. Intellectual Property Rights
The Service and its entire contents, features, and functionality (including but not limited to all information, software, text, displays, images, video, audio, and designs) are owned by SellingDubai, its licensors, or other providers of such material and are protected by international copyright, trademark, and other intellectual property laws.
15. Third-Party Services
SellingDubai uses third-party services including Supabase (database hosting), Netlify (web hosting), Resend (email service), Anthropic Claude API (AI-powered property descriptions), and WhatsApp Business API (messaging). Your use of these services is subject to their respective terms and privacy policies. SellingDubai is not responsible for the availability, security, or performance of these third-party services.
16. Data and Analytics
SellingDubai collects and stores agent profiles, lead information, page analytics, WhatsApp numbers, and property listing data to provide and improve the Service. By using the platform, you consent to this data collection. Your data is processed in accordance with our Privacy Policy and applicable data protection laws.
17. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, IN NO EVENT WILL SellingDubai, ITS DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE TO YOU FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES, INCLUDING BUT NOT LIMITED TO DAMAGES FOR LOSS OF PROFITS, GOODWILL, USE, DATA, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR IN CONNECTION WITH THE SERVICE, EVEN IF SellingDubai HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
18. Indemnification
You agree to indemnify, defend, and hold harmless SellingDubai and its officers, directors, employees, agents, and successors from any and all claims, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising from your use of the Service, your violation of these Terms, or your infringement of any intellectual property or other rights of any third party.
19. Termination
SellingDubai may terminate or suspend your account and access to the Service immediately, without prior notice or liability, for any reason, including if you breach any provision of these Terms. Upon termination, your right to use the Service will immediately cease.
20. Subscription Plans and Fees
Parts of the Service are offered on a paid subscription basis. Current plans, their features and their prices are published at sellingdubai.com/pricing and form part of these Terms.
All Editions are billed by the same entity, in the same currency, at the same price. Prices are stated in United Arab Emirates Dirhams (AED) and charged by Proptefi Tech Limited (DIFC) regardless of which Edition you signed up on or where you are located. Your card issuer may convert the amount into your local currency and may apply its own foreign-exchange or cross-border fee, which is a matter between you and your issuer. Operating a market Edition does not mean the Company has a local entity, a local merchant account, or local pricing in that market.
Prices shown are exclusive of Value Added Tax (VAT). Where SellingDubai is registered for UAE VAT, VAT will be applied at the prevailing rate (currently 5%) and shown separately at checkout and on your invoice. Where SellingDubai is not registered for VAT, no VAT is charged and none is recoverable by you.
A free or unclaimed profile does not constitute a subscription and confers no contractual entitlement to any paid feature.
21. Billing, Auto-Renewal and Payment
Subscriptions are billed in advance on the interval you select (monthly or annual). Your subscription renews automatically at the end of each billing period at the then-current price for your plan, and your payment method will be charged, until you cancel in accordance with Section 22.
Payments are processed by our payment provider. By subscribing you authorise recurring charges to your nominated payment method. You are responsible for keeping your payment details current.
If a payment fails, we may retry it and may suspend or downgrade access to paid features until payment succeeds. Your published profile may be reduced to the free tier during any period of non-payment. We will make reasonable efforts to notify you before access is reduced.
22. Cancellation
You may cancel your subscription at any time from your dashboard, or by emailing support@sellingdubai.com. Cancellation takes effect at the end of the billing period that is already paid for.
On cancellation you retain access to paid features until the end of that period. After it ends, your profile reverts to the free tier; your listings and content are retained but paid-tier features cease. We do not delete your account on cancellation — see Section 19 for termination and our Privacy Policy for data retention and deletion rights.
23. Refunds
Except where required by applicable law, subscription fees are non-refundable and we do not provide refunds or credits for partial billing periods, unused time, or periods during which you did not use the Service.
We will refund a charge where: (a) the charge was made in error or duplicated; (b) the Service was materially unavailable for a substantial part of the billing period due to a fault on our side; or (c) we withdraw a paid feature you were subscribed to and cannot offer an equivalent. Requests should be sent to support@sellingdubai.com within 30 days of the charge.
Where a specific plan is offered with a written guarantee or trial published on the pricing page, the terms of that guarantee apply in addition to this Section.
24. Changes to Plans and Pricing
We may change plan prices or the features included in a plan. For an existing subscription, we will give at least 30 days' notice by email before a price increase takes effect, and the new price applies from your next renewal after that notice period. If you do not accept the new price, you may cancel under Section 22 before it takes effect.
We may add, modify or withdraw features. Where we withdraw a feature that was material to your plan, Section 23(c) applies.
25. Severability
If any provision of these Terms is found to be invalid or unenforceable, that provision will be severed, and the remaining provisions will remain in full force and effect.
26. Entire Agreement
These Terms constitute the entire agreement between you and SellingDubai regarding the use of the Service and supersede all prior and contemporaneous agreements, understandings, and negotiations, whether written or oral.
